Situation

St Martins Killara sought to utilise excess land contiguous to their Church site, to introduce income producing uses into a site masterplan to support their missional goals.

Task

  • Identify permissible uses compatible with the Parish’s missional goals and the local market

  • Assess risks – supply/ demand, heritage, council & community

  • Develop masterplan options for identified compatible permissible uses

  • Assess commercial feasibility of each masterplan option

Action

Developed two masterplan options for the site’s most compatible uses (childcare & residential, researched the supply / demand for each use, and tested our assumptions with a leading childcare provider.

Result

Delivered a report, identifying a masterplan which provided a 500-700 basis points return on cost uplift, from the original masterplan the client had envisaged. The next stage of this process is about to commence.
